The purchase agreement controls the transaction

Review price, deposit, dates, included items, subjects and any addenda. Confirm parking and storage descriptions rather than relying only on a listing.

Title can show the registered owner, legal description and charges. Some rights associated with parking or storage may appear through strata documents rather than as a separate title.

Strata records describe the shared property

Bylaws, minutes, budgets, financial statements, insurance information, depreciation reports and forms can reveal restrictions, planned work and current liabilities. Read for patterns, not just one dramatic sentence.

A special levy, insurance deductible or upcoming project can affect affordability. Ask questions before the subject-removal deadline.

Closing documents complete ownership

Expect transfer, mortgage and adjustment documents, identity verification and a statement showing the money required. Insurance and lender conditions should be arranged early.
